LAND LEASEHOLD & HOUSE OWNERSHIP IN MANORA VILLAGE HUA HIN:
A Buyer can purchase the house in Manora Village Hua Hin and lease the land from The Seller. The Land Leasehold will be registered at the local Land Department in Hua Hin for 30 years. There will also be a registered right of inheritance. The Buyer will have the right to renew the Land Leasehold for two further periods of 30 years (30 +30 + 30 years). When ever he wishes, the buyer will have the right to transfer the name of ownership to another person or to resell the property to a new client. In that case, The Buyer will be responsible for all registration fees, transfer tax or stamp duties at the local Land Department in Hua Hin. The new Buyer will receive from The Seller, a new Land Leasehold agreement of 30 years with the same rights and conditions as the previous Buyer.

A Type Land Plots at Manora Village I: 12,000 Baht / 1 year
A Type Land Plots at Manora Village II: 18,000 Baht / 1 year
B Type Land Plots at Manora Village I: 18,000 Baht / 1 year
B Type Land Plots at Manora Village II: 24,000 Baht / 1 year
C Type Land Plots at Manora Village I: 18,000 Baht / 1 year
D Type Land Plots at Manora Village III: 30,000 Baht / 1 year
E Type Land Plots at Manora Village III: 30,000 Baht / 1 year
F Type Land Plots at Manora Village III: 36,000 Baht / 1 year
G1 Type Land Plot at Manora Village III: 18,000 Baht / 1 year
G2 Type Land Plot at Manora Village III: 18,000 Baht / 1 year
G3 Type Land Plot at Manora Village III: 24,000 Baht / 1 year
Note: The Land Leasehold fees have always to be paid for one year in advance to The Seller, the first time on the day of the registration of the 30-year Land Leasehold at the local Hua Hin Land Department.
MANAGEMENT & MAINTENANCE SERVICES:

Maintenance of the common swimming pools, Jacuzzi, pump house
Maintenance of all common areas
Cleaning and maintenance of the project roads and drainage systems
Gardening of common garden area

Property house inspections while the home owners are living abroad
MANORA VILLAGE I, II, III SINKING FUNDS:
Each new Buyer will pay an initial amount of 20,000 Baht into the Manora Village I & II Sinking Fund and the amount of 50,000 Baht into the Manora Village III Sinking Fund on transfer of ownership of the property. The Fund money will be used on behalf of the Home Owners and shall cover costs for major renovations in the future and for repairs within the common area, which are outside the operating budget. The home owners reserve the right to have full access to the Fund accounts and audits at all times. The Funds don’t apply for the owner’s private home.
